Home Sale $488.00
This price covers the legal fees for a home sale with no mortgage or other charge registered on title. Additional fee for the sale of New Construction projects.

Home Sale with Mortgage $588.00
This price covers the legal fees for a home sale with only on mortgage/charge registered on title. Additional discharges incur additional legal fees. Additional fee for the sale of New Construction projects.

Home Purchase $788.00
This price covers the legal fees for a home purchase without a mortgage. Additional fees will be added if the purchase is that of a New Construction project.

Home Purchase and Mortgage $888.00
This price covers the legal fees for a home purchase with a mortgage. Additional fees charged by Lenders are considered as 3rd party costs. Additional fees will be added if the purchase is that of a New Construction project.

Mobile Home Purchase $688.00
This price covers the legal fees to complete the purchase of a mobile home. There may be additional charges depending on the searches required to complete the purchase.

Mortgage alone $588.00
We will register a mortgage on your property. Depending on the lender or if there is a private lender involved, there may be additional third party costs.

Mortgage Refinancing $748.00
This is the price to discharge one mortgage and register a new mortgage on a single PID. Lender's may charge additional fees, these are considered third party costs.

Transfer to a Family Member $588.00
This is the price to transfer title from your name to the name of a family member. Please call our office to ask about further details.

Commercial Transactions $300.00
We can assist with commercial transactions, like the sale of a business for example, please get in touch with our office to discuss the transaction and recieve an accurate estimate of legal fees.

Discharge of Mortgage/Lien alone $278.00
We will attend to the discharge of a mortgage or lien on your property. If further negotiation or action is required to settle the lien, there will be an additional charge at the responsible Lawyer's hourly rate.

ILA or Consultation up to 30 minutes $150.00
Generally we book in clients for a 30 minute Independant Legal Advice ('ILA') appointment, depending on the documents to be reviewed, more time may be required. We recieve ILA requests to review and advise on contracts, mortgage documents and many other sorts of legal documents.

What do I need to bring in to my Sale sign up appointment?
  • We will require you to bring in two pieces of identification (ID) for all parties that are on title.
  • One ID must be a Government issued photo ID, the second ID does not need to be a photo ID but the names on both ID cards must match.
When will I be coming in to Sign documents for my Sale with the lawyer?
  • We will call you once all of the documents relating to the sale of your property are ready to be signed, generally this will be during the week before the completion of the sale.
  • We generally allow for 30 minutes for this Sale sign up appointment but often times, it does not take the full 30 minutes to complete.
  • We will give our clients a call generally on the next business day in the morning after the Sale completion date to congratulate them and ask them to come pick up their cheque with the sale proceeds in our office. We can also direct deposit the sale proceeds on your behalf to most banks for a small fee. 
What do I need to bring in to my Purchase sign up appointment?
  • Please bring in two pieces of identification (ID) for all parties that will be put on title as purchasers.
  • Please ensure that your names on any mortgage documents you sign with your mortgage broker have your full name on them exactly as is on the ID you will provide us with.
  • One ID must be a Government issued photo ID, the second ID does not need to be a photo ID but the names on both ID cards must match.
  • Sometimes, lenders have their own requirements of acceptable ID so let our office know where you will be getting your mortgage if you have questions about this.
  • Generally, we will also ask you to bring in a bank draft to pay the balance owing to complete the purchase when we give you a call to set up your appointment to come into the office to sign documents.
  • Ensure this bank draft is made payable to 'Central City Law Corp in trust'
  • Also, inform your mortgage broker as soon as you can that Central City Law Corp will be handling the conveyance for your purchase so that they know where to send the necessary documents and ask them to send them as soon as possible. Having extra time is always a safe bet as it allows for anything unexpected to be handled.
  • We will also require your Social Insurance Number (SIN).
When will I be coming in to Sign documents relating to my new purchase with the lawyer?
  • We will call you when we recieve and prepare all of your mortgage, strata and tax related documents.
  • We will set up an appointment time for you to come in and sign documents during this call and inform you of the bank draft amount you must bring in to complete the purchase. 
  • This bank draft should be made payable to 'Central City Law Corp in trust'
  • We allow for one hour for this purchase sign up appointment but often times it does not take the full hour.
Can I sign documents relating to my Sale or Purchase while I am out of the Country?
  • Yes, you can is the simple answer. 
  • However, we generally ask for all documents relating to a sale or purchase to be given to us at least 10 days before the completion date, but when you are signing out of the country, please provide our office with all of the documents we require as soon as possible and be proactive in checking your email. Also, please let our office know where you will be signing when you provide us with the documents so that we are able to guide your appropriately. 
  • There is an additional fee for this, as we have to prepare further documents and often guide our clients to give them a piece of mind. 
Can I sign documents for my sale and my purchase at the same time, if the completion dates are during the same week?
  • Yes, for your convenience we always group files where a client is both selling and buying a property with the same conveyancer so that you can do exactly this. 
  • Some clients ask us to transfer Sale Proceeds to their purchase so that the bank draft figure they have to bring in to complete their purchase is less.
  • Please inform us that you will be having our office do both a Sale and Purchase conveyance on your behalf to avoid any confusion.
  • We always recommend that you ask your realtor and organize your completion dates so that the completion of your property sale is at least one day before the completion of your purchase. If both completion dates must be on the same day, let our office know in advance so that we can make the necessary arrangements for you.
What do I need to bring in to my Family Transfer or property Refinance appointment?
  • Bring in two pieces of Identification (ID) for all parties that will be removed or put on title of the property.
  • Depending on the lender, their may be a specific type of ID that is required, call our office anytime for clarification.
  • Ensure that your names on any mortgage documents you sign with your mortgage broker have your full name on them exactly as is on the ID you will provide us with.
  • One ID must be a Government issued photo ID, the second ID does not need to be a photo ID but the names on both ID cards must match.
  • We will also require your Social Insurance Number (SIN).
  • If the Property is managed by Strata, please inform our office of the Strata Management company so that we can order the appropriate forms on your behalf. 
  • We will also require you to bring in your latest BC property assessment and Property tax notice for a Refinance.
  • If we are providing Survivorship Transfer services, we require the original death certificate of the deceased.
